Simsbury's ex-Hartford Life property for sale

A 132-acre chunk of the former Hartford Life office complex in Simsbury is for sale, brokers say.

National commercial realty broker Cushman & Wakefield, which has a major Greater Hartford presence, announced Tuesday its appointment as listing broker for the acreage at 200 Hopmeadow St.

A sale price was not disclosed.

New Jersey developer-landlord The Silverman Group acquired the property in Dec. 2015 after The Hartford Financial Services Group Inc. had won Simsbury's "form-based code" approval to allow for an ambitious redevelopment scheme for the property.

Under the code, the town and the owner settled on a preset range of zoning and other land-use guidelines for what can or cannot be built or installed, to simplify the development review-approval process and save developers time and money.

Brian Whitmer, of Cushman & Wakefield's New Jersey office, said the owner will consider offers for all or part of its Hartford Life property. The office building has since been razed and power, water and sewer lines and other development infrastructure are in place, he said.

Neither Silverman Group nor its representatives, nor Simsbury's planning and zoning official, immediately returned phone calls Tuesday for comment.

As approved and amendable by a new owner, Whitmer said Silverman Group's existing code approval allows for 215 townhomes and 270 luxury apartments, plus 71,050 square feet of retail and a walking/bike trail linked to the Farmington River Trail,

In Aug. 2017, development began on an adjacent 40-acre parcel, known as The Ridge at Talcott Mountain, into apartments, retail and an assisted-living facility.
